Question

Which service costs have been erroneously charged to the bank by building owners, and is it possible to have these costs refunded?

Results

An amount of over 300,000 Euros was reclaimed. In addition, the service costs were tightened up in the lease contracts, resulting in future savings.

Case

The bank suspected that excessive service costs were being charged. These annual costs cover primarily the maintenance to and energy for the buildings. For the 70 largest buildings (collectively over 400,000 m2), CFP examined all of the service costs charged over a period of three years. The costs were studied to determine their administrative, contractual and factual accuracy. CFP discovered errors in the encryption of the costs, but also charges that were based on an incorrect number of metres leased, the submission of incorrect invoices, charging the tenant for owner’s costs, and the failure to charge costs to sub-tenants. CFP submitted claims to the real estate management companies for all of the service costs charged (and paid) in error.
